Is Your 1990s or 2000s Ashburn Roof Due for Replacement?

How Ashburn's housing was built

Ashburn is an unincorporated community in Loudoun County. The 1990 census counted about 3,400 people there; by 2020 the count was over 46,000. That growth came through planned communities such as Ashburn Farm and Ashburn Village, and later Broadlands, which broke ground in the mid-1990s and was built out over the following years, along with many others. The result is a lot of homes, and a lot of roofs, of roughly similar age on the same streets.

What age does and does not tell you

Asphalt shingle roofs commonly last 20 to 30 years. A roof installed in the late 1990s or early 2000s is at or past the middle of that range, and a 1990s roof that has never been replaced is likely near the end. But age is a starting point, not a diagnosis. Two roofs of the same age can be in very different condition depending on shingle quality, ventilation, sun exposure, tree cover and maintenance. Some homes in older sections may also have had a replacement already, so check your records or ask a previous owner if you can.

Signs a roof is wearing out

  • Heavy granule loss: bare-looking patches, or granules collecting in gutters and at downspouts
  • Curling, cupping or cracked shingles
  • Shingles that lift or blow off in moderate wind
  • Several leaks in different places, or the same leak coming back after repair
  • Dark streaks and moss on shaded slopes, combined with brittle shingles
  • Sagging along the roof line, which can point to decking problems
  • Neighbors in the same section replacing roofs of the same age

That last point is worth taking seriously. In a neighborhood where homes were built in the same phase, roofs often age together. If several houses on your street have been re-roofed recently, it is a good time to have yours looked at.

Repair or replace an aging roof?

On an older roof, a small repair can still make sense if the damage is isolated and the rest of the roof is sound. The problem comes when repairs start stacking up. If the shingles around a repair are brittle, a patch may not seal properly, and in some HOA communities, partial re-roofing is restricted unless it exactly matches. At that point a planned replacement can cost less over time than repeated repairs. We give you both options in writing when both are reasonable.

Buying or selling an older Ashburn home

Roof age comes up constantly in Ashburn home sales, because so many houses in the same community were built in the same years. If you are selling, an inspection before listing lets you decide whether to repair, replace, or simply disclose the roof's age and condition. If you are buying, ask the seller when the roof was last replaced and whether there are records. A roof that is original to a 1990s house is something to factor into your plans, even if it is not leaking today.

Permits and HOA review for a replacement

Ashburn is unincorporated, so any building permit a replacement requires comes from Loudoun County, not a town office. Whether a permit is needed depends on the scope, such as structural repairs or significant decking replacement, and your written scope should say who handles it. Separately, check your association's roofing guideline. Some, like Broadlands, do not require an application for an exact-match replacement on a single-family house but do for a color change or an attached home.

Planning a replacement on your own schedule

The advantage of addressing an aging roof before it fails is time. You can compare materials, get HOA approval without pressure, and schedule work in reasonable weather instead of reacting to a leak.
