Start with what your HOA allows
In Ashburn's planned communities, the association's guideline is often the first filter. Broadlands, for example, allows architectural shingles, asks that material and color be compatible with other approved roofing in the neighborhood, and treats a change of material as seriously as a change of color. Other associations have their own lists or review processes. Read yours first so you do not choose something that will not be approved.
Three tiers of asphalt shingle
The Roofing Roughnecks cost guide describes roof replacements in three tiers, and they map well onto shingle choices:
- Basic: standard asphalt shingle on a simple roof line with a single-layer tear-off. Typical Northern Virginia reference range $9,000–$16,000.
- Mid-range: architectural shingle, moderate complexity, some decking repair. Typical range $16,000–$28,000.
- High-end: premium materials, complex roof line, multi-layer tear-off. Typical range $28,000–$50,000+.
These are reference ranges, not quotes. Roof size, pitch and the condition of the decking move the number as much as the shingle does.

Timberline HDZ and Timberline UHDZ are architectural shingles with a dimensional, layered look that suits most Ashburn colonials and townhouses. Grand Sequoia has a heavier, shake-inspired profile for homes where a more textured look fits.

Match the material to the roof
Roof shape matters. A multi-gable roof like the one we replaced in Ashburn has more valleys and ridge line, and a dimensional shingle tends to look better across all those planes than a flat three-tab look. Low-slope sections, such as some porch roofs, may need a different approach than the main roof; ask how they will be handled in the scope. On townhouses, consistency with the rest of the row is often the deciding factor.
Set your priorities before you choose
It helps to decide what matters most before looking at samples. If you plan to stay in the house for many years, a more durable or premium line may be worth it. If you are preparing to sell, a clean, neighborhood-appropriate architectural shingle in an approved color usually does the job. If the budget is tight, putting money into a sound deck, proper flashing and good ventilation is more important than the top shingle line.
Gutters and the roof edge
Material choice also includes the roof edge. Drip edge and gutters work with the shingles to move water off the house, and on lots with mature trees, gutters that clog can back water up under the first course of shingles. Finally, think about the whole house. A new roof is a large visible surface, and it should work with the siding, trim, shutters and front door. Bring photos of the house when you look at samples, and if you are planning other exterior changes, consider submitting them to your association together.
Color
Look at the color on a full roof, not just a sample in your hand. Drive past houses in your neighborhood that have recently been re-roofed and note what you like. Darker colors show less staining; lighter colors can look washed out next to darker neighbors. Both manufacturers name every color, which makes it easy to put an exact product on an HOA application.
Once you have a short list, ask to see the colors on a finished roof nearby, and confirm with your association before you sign. Changing a color after the application is approved usually means starting the review over.
Do not forget the parts you cannot see
The shingle is the visible part, but underlayment, flashing, ventilation and decking repair are what make a roof perform. When comparing estimates, make sure they cover the same components. A written scope should list them.
