Ridge venting on our Ashburn roof

The Ashburn roof replacement we completed included new ridge venting along the multi-gable roof. A ridge vent lets warm, moist air leave at the highest point of the attic while cooler air enters lower down, usually through soffit vents at the eaves. Signs a ventilation problem may be involved

  • An attic that is very hot in summer or shows frost or condensation in winter
  • Mildew or staining on the underside of the roof deck
  • Shingles that age faster on one part of the roof than another
  • Recurring leaks that do not line up with an obvious flashing or shingle problem
  • Soffit vents that are painted over, blocked by insulation, or missing

None of these alone proves a ventilation problem, and some have other causes. The point of a ventilation review is to look at intake and exhaust together and see whether air can actually move through the attic.

What the work can include

On a full replacement, the ventilation review is part of the scope: we look at the existing exhaust vents, the intake at the eaves, and whether the layout makes sense for the roof shape. On a repair, correcting a ventilation issue may mean replacing damaged vents or addressing a problem that has been causing recurring damage. We also handle gutter-adjacent work where the roof edge and the gutters meet, and we install Leaf Relief gutter guards, which keep leaves and debris out while letting water flow. On lots with mature trees, that roof edge is where clogged gutters can back water up under the first course of shingles.

Ventilation on Ashburn townhouses and multi-gable homes

Roof shape changes the ventilation question. A multi-gable single-family roof, like our Ashburn project, has several ridges and valleys, and each attic section needs a path for air to enter low and leave high. Townhouses often have compact attics divided by party walls, with limited soffit length and sometimes a short ridge, so getting enough intake and exhaust takes more thought. Neither has a one-size answer. We look at the actual roof and attic, then put the plan in the written scope so you can see what is changing and why.

Changes to vents are visible from the street, so if your association reviews exterior changes, mention any new vents in your application along with the shingle details.

Ventilation and insulation work together

Insulation that has been pushed into the eaves can block soffit intake, and air leaks from the living space carry moisture into the attic.
